Tenn Capital are a non-bank specialist finance provider. We offer short-term lending solutions secured against prime real estate in the UK, offshore and high value international locations. We focus on this very particular part of the market because it is where we can add the most value.
We are real estate, credit and finance experts. We understand complexity in every form it takes and will look beyond the hard facts to find a rationale to lend.
Tenn Capital are a principle lender, which means we lend them money we control. This gives us full discretion over our credit policy, our systems and controls and our decision process. Our lending is accurate, definitive and pragmatic, and we deliver financing solutions at pace whenever required.
Who Tenn Capital Accepts Business From
Tenn Capital only accepts new business from professional advisers. We do not work with the end borrower directly.
There are no restrictions on who we will accept business introductions from – however, we will need to onboard you and agree on terms before we start work on a live case.

How Tenn Capital Lends
We look, we listen, and we understand. We want to understand who the borrower is, the security, why the loan is required and how it will be repaid. So we will look to the structure, the background, the professional advisers and the wider circumstances. By doing so, we can make a clean and progressive decision to lend.
Then, once we understand, our loans are made to order and will be priced depending on the risk and particular circumstances of the case.
Given the type of business we write, we will rarely be the cheapest. However, we may well be the only lender, or the one that will lend the most, or the one which will find a solution to unpick a problem.
We don’t offer “special rates” or prizes for lending introductions. Our ambition is always to lend cleanly and efficiently, in turn allowing you to support your client and deliver their plans/solve their problems.

We can take a view over all asset types or use multiple properties in multiple jurisdictions as security.
Tenn Capital’s Lending Rates
Tenn Capital don’t have product rates or lending guides. Everything we do is bespoke, and we add the most value in international, complex and high value transactions – each of which will be unique.
As a result, we think it’s counterproductive to offer a price range on our lending.
However, Tenn Capital have money to lend, and we want to lend it. We promise to be transparent, fair and commercial in our offering.
What Tenn Capital Doesn’t Lend On
Tenn Capital has an open mandate to lend and a pragmatic approach to solving complicated, high value and international short term finance requirements secured by real estate or other assets.
On this basis, we are really happy to see any bridging finance requirements for almost any situation.
There are, however, a few things we don’t like presently, these are:
- Heavy property development
- Commercial and industrial property
- Hospitality and leisure assets
- Low loan sizes
- Non-European assets

How To Do Business With Tenn Capital
Our lending decisions are manually made and bespoke. Still, we can only make them once we fully understand the transaction and what’s involved – and the better our understanding, the better our lending decisions will be.
